This Policy applies to cartrettecompanies.com (the "Site"), our tenant and owner portals, our text messaging programs, and any other services we provide (collectively, the "Services").
By using our Services, you agree to the practices described in this Policy. If you do not agree, please do not use the Services.

Information you provide directly. We collect information you submit when you:
- Complete a contact, inquiry, listing, or leasing form
- Apply for tenancy or submit a rental application
- Enter into a lease, management agreement, or purchase agreement
- Register for a tenant or owner portal account
- Submit a maintenance or work order request
- Subscribe to our text messaging or email programs
- Attend a showing, open house, or company event
- Contact us by phone, email, text, or mail
This may include your name, mailing address, email address, mobile and landline telephone numbers, property address, employment and income information, and other information necessary to evaluate or administer a real estate transaction or tenancy.
Information collected automatically. When you visit the Site, we may automatically collect your IP address, browser type, device type, operating system, referring URL, pages viewed, and dates and times of access. We use cookies and similar technologies for this purpose. Most browsers allow you to refuse or delete cookies; doing so may limit some functionality of the Site.
Call and message records. We use call tracking and business communications platforms to record call metadata and, where permitted by law and disclosed to you, call content for quality assurance and training purposes.
Information from third parties. In connection with rental applications or transactions, we may receive information from consumer reporting agencies, background screening providers, title companies, lenders, and similar sources, consistent with applicable law.
3. How We Use Your Information
We use the information we collect to:
- Respond to your inquiries and provide the services you request
- Evaluate rental applications and administer leases and management agreements
- Process rent payments, issue statements, and manage accounts
- Schedule and complete maintenance, inspections, and contractor work
- Send account, transaction, and service notifications
- Send marketing communications where you have consented to receive them
- Send public-interest notices such as weather, utility, safety, and public hearing alerts
- Operate, maintain, secure, and improve the Site and our Services

4. Text Messaging (SMS/MMS) Program
Consent. We send text messages only to individuals who have opted in to receive them. You may opt in by submitting your mobile number through a form on our Site, by providing it on a lease, application, or management agreement, by completing a written opt-in form in person, or by texting us directly. For marketing messages, we obtain express written consent at the time of opt-in.
No sale or sharing of mobile data. We do not sell, rent, or share mobile telephone numbers or SMS consent information with third parties or affiliates for their own marketing purposes. Mobile information collected for text messaging is used solely to deliver the messages you have opted in to receive. Text messaging originator opt-in data and consent are not shared with any third party except subcontracted service providers who assist us in operating the messaging program, and those providers are prohibited from using the information for any other purpose.
Message frequency. Message frequency varies based on your account activity and the programs you have joined.
Cost. Message and data rates may apply. Cartrette Companies does not charge for text messages, but your mobile carrier may.
Opting out. You may cancel messages at any time by replying STOP to any message. You will receive a confirmation that you have been unsubscribed, after which we will send no further messages in that program. To rejoin, sign up again as you did initially.

Delivery. Carriers are not liable for delayed or undelivered messages.
5. How We Share Information
We may share your information with:
- Service providers who perform functions on our behalf, including property management software, payment processors, communications and messaging platforms, accounting providers, and IT vendors, in each case bound to protect the information
- Contractors and vendors who perform maintenance, repairs, and inspections at properties, limited to what is necessary to complete the work
- Property owners and tenants-in-common with whom we have a management or ownership relationship, as necessary to administer the property
- Professional advisors including attorneys, accountants, lenders, title companies, and insurers in connection with transactions
- Government and regulatory authorities where required by law, subpoena, court order, or legal process
- Successors in connection with a merger, acquisition, financing, or sale of assets
We do not sell your personal information. We do not share mobile telephone numbers or SMS consent with third parties for marketing purposes under any circumstances.
6. Data Retention
We retain personal information for as long as necessary to fulfill the purposes described in this Policy, including to satisfy legal, tax, accounting, and recordkeeping requirements applicable to real estate transactions and tenancies, and thereafter as required by law.

We maintain administrative, technical, and physical safeguards designed to protect personal information against unauthorized access, disclosure, alteration, and destruction. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
8. Your Choices
- Email: You may unsubscribe from marketing emails using the link in any message.
- Text messages: Reply STOP to any message.
- Cookies: Adjust your browser settings to refuse or delete cookies.
- Access and correction: Contact us at the information below to request access to, correction of, or deletion of your personal information. We will respond consistent with applicable law.
Opting out of marketing communications does not stop transactional or account-related messages necessary to administer your tenancy, account, or transaction.
9. Children's Privacy
Our Services are not directed to children under 13, and we do not knowingly collect personal information from children under 13. If you believe a child has provided us information, please contact us and we will delete it.
10. Third-Party Links
The Site may link to third-party websites. We are not responsible for the privacy practices or content of those sites, and we encourage you to review their privacy policies.
